How Much Does It Cost to Transfer a Deed in Florida?

Transferring a deed in Florida usually involves three costs: preparing the deed, recording it with the county, and paying documentary stamp tax.

At QuickDeeds, deed preparation is a $350 flat fee. That includes a 15 minute consultation with a licensed Florida attorney and preparation of your quitclaim deed, lady bird deed, or warranty deed. Additional attorney time is billed at $375 per hour, and costs and expenses are separate.

Recording fees are set by statute and are the same in every county. The clerk charges $10.00 for the first page and $8.50 for each additional page, so a typical two page deed costs $18.50 to record. Each name beyond four adds $1.00.

Documentary stamp tax is 70 cents per $100 of consideration, rounded up to the next $100, with a 70 cent minimum. Consideration includes any mortgage balance on the property, even when no cash changes hands, so a family transfer of mortgaged property can owe tax. Miami‑Dade County uses a different rate for some property types.

Title insurance, a title search, or a survey are extra if you want them. During your consultation the attorney will tell you which costs apply to your transfer.
